1. Sterling Grove
Toll Brothers offers lock-and-leave villas and condos, inside a staff-gated community (Sterling Grove is mixed-age, with 55+ collections).
2. Sun Village
Condos and townhomes pay a higher HOA, but it typically covers roof, water, sewer, garbage, exterior and front yard (per the Loving Phoenix Team), which suits owners who are away for months.
3. Sun City Grand (now The Grand) (The Grand)
“Maintained Property” homes (Courtyard and Garden Villa) have front-yard maintenance handled by the association (per The Grand).
4. Sun City Festival
Del Webb's Skyline series includes yard care, and the community is newer, so there's less to maintain.
5. Happy Trails Resort
A seasonal RV and manufactured-home resort with owned lots, RV storage, 24-hour patrol and a gate.
6. Sun City
Condos, co-ops and patio homes. Some carry sub-association fees, so ask what each fee covers.

What is a lock-and-leave home?
A home you can lock up and leave for months with little upkeep. Often it's a villa, condo or maintained-yard home where the association handles landscaping, exteriors or roofs.
Can I rent my home out while I'm away?
It depends on the community. Many have minimum lease terms and registration rules. For example, Arizona Traditions has a 90-day minimum lease (per its HOA). Check the CC&Rs.
