Renting vs. buying a winter home
Rent first
- Try a community for a season before you commit.
- No HOA, recreation or cap fees of your own (check whether the owner passes on recreation-center access; rules vary).
- Check the community's minimum lease term before you sign. Short seasonal leases aren't allowed everywhere.
Buy
- A home base you can lock and leave in summer.
- You pay HOA, recreation-center fees, insurance and utilities year-round, plus a one-time cap fee at purchase.
- If you plan to rent it out while you're away, confirm the CC&Rs allow it first.

Community rental rules
Each HOA sets its own leasing rules (minimum term, registration, age rules for tenants). We list only what we've verified from the community's own documents. For everything else, ask Greg. He'll pull the current CC&Rs and rules.

Arizona rental tax and licensing
- 30 days or more: since January 1, 2025, Arizona no longer taxes residential rentals of 30+ consecutive days, and owners don't collect, file or pay that tax (Arizona Department of Revenue).
- Fewer than 30 days: taxable as transient lodging. You need a TPT license, and the license number must appear in your advertising, including online listings (Arizona Department of Revenue).
- Your HOA's rules apply on top of state law. Cities may have their own short-term rental rules, so check with your city.

- From 2019 to 2023, Maricopa County averaged 36 days a year at 110°F or more (CDC MMWR).
- Keep your A/C serviced and set a thermostat plan for when you're away. Ask your HOA about rules for unoccupied homes.
- Know the signs of heat illness and where the cooling centers are (Maricopa County Heat Relief Network; National Weather Service Phoenix heat safety).
Frequently asked questions
Should a snowbird rent or buy in a West Valley 55+ community?
Renting first lets you try a community for a season before you commit. Buying gives you a home base and lets you lock and leave, but you carry HOA and recreation fees, insurance and utilities year-round. Many people rent one winter, then buy. Ask Greg which communities allow seasonal rentals.
Can I rent out my 55+ home in the summer?
It depends on the community. Many HOAs set minimum lease terms and registration rules. Arizona Traditions, for example, requires a 90-day minimum lease (per its HOA FAQ). For other communities, ask Greg for the current rules.
Do I need a license to rent my Arizona home short-term?
