Heritage at Asante (Lennar calls it Asante Heritage) is a gated 55+ community inside the larger, all-ages Asante master plan in north Surprise, near Loop 303. Its hub is the Heritage Club, with a pool and spa, a fitness center, lighted pickleball and bocce, dog parks and a 9-hole putting course.
It's one of the few West Valley 55+ communities still selling brand-new homes. Compare a new Lennar home (pick your plan, builder warranty) with a resale (often with landscaping and window coverings done, and a shorter wait). The real monthly cost includes the Asante master fee as well as the community HOA. See the Loving Phoenix Team's fee breakdown.
Please note: Prices, HOA/recreation fees and age rules change, often every year. Figures below were gathered in October 2026 from the sources listed at the bottom of this page. Verify everything in the official resale disclosure packet before relying on it. Where we couldn't verify a figure, we say so.
