Sun City West market update: fall 2026
Here's what I'm seeing in Sun City West this fall. I'll share a real example from one of my own listings, a few numbers from public sources, and what it all means if you're buying or selling.

I listed 15524 W Sky Hawk Dr in Sun City West at $425,000. It's a 2-bedroom, 2-bath home with 1,824 sq ft (MLS #7088083).
It went under contract on October 3, 2026, two days after it went live. In those two days it had about 318 views and 28 saves across Zillow, Redfin and Realtor.com.
It hasn't closed yet, so I can't share the sale price or terms.
What that tells me: when a home is priced right and shows well, buyers in Sun City West still move quickly, even in a slower market.

If you're buying
- You have some room to negotiate. Prices are a little lower than last year, and the typical home sells for a bit under its asking price.
- The best homes still go fast. My Sky Hawk listing went under contract in two days. Get pre-approved (or have proof of funds ready) before you start touring.
- Know the full cost. Ask about the one-time fees due at closing and the yearly recreation dues, and get a thorough inspection on older homes.
If you're selling
- Price it right from day one. The right price and good presentation bring buyers quickly. An overpriced home usually ends up with price cuts later.
- Expect a normal timeline. The median home took 74 days in August, so plan your move with some cushion.
- Expect some negotiation. With homes selling at about 97% of asking, leave a little room in your plan.
